If you haven’t already learned the hard way, it doesn’t matter how nice your rental is if you have an unpleasant landlord to deal with. Landlords are meant to be the liaison between you and the owner.  They can end up dealing with a lot of detailed issues that never seem to end.

The best landlords will make you feel like a top priority whether you’re living in a New York penthouse or a studio apartment on the outskirts of town, and they’ll exhibit these characteristics.


A landlord should be an expert when it comes to communicating with tenants and owners. Their entire job centers on those relationships. There’s nothing worse than a landlord that’s never available when problems crop up.

You’ll not only want someone that’s easy to reach, but you’ll also want someone who checks in routinely. They’ll be on top of communicating any changes and updates to the property, and if you have inquiries they can’t get to right away, they’ll be sure you know the soonest that they will be able to address it for you.


In order to be on top of communication, a landlord also needs to have things organized. That means managing paperwork for new tenants, reaching out to cleaning services, and tracking maintenance requests. Depending on the property, there may be amenities to take care of as well, like laundry room maintenance, utilities, and sanitation services.

This can get especially hectic during times of huge turnover, but being organized in advance means there’s a system in place to keep everything tidy despite the busy hours. A really dependable landlord will have things laid out in such a way that any extra staff can easily pick up new tasks without too much explanation.


A good landlord may be pretty busy, but they’ll do their best to work with your schedule when possible. This is especially true when it comes to scheduling repairs or snow removal. They’ll understand that their tenants are more than warm bodies taking up space in the property: they’re people with varying responsibilities and timetables.

Because of the nature of the job, a landlord’s own schedule may need to be extra flexible as well. It can be tough, but problems don’t always happen at the most convenient times. This means your landlord is willing to make some of their own sacrifices for your comfort.

Transparency & Honesty

You want a landlord that is going to be upfront with you, even when the subject matter is difficult. It may not be the most comfortable situation at times. Knowing that you have an honest landlord means you don’t have to worry so much about watching your back.

If you’re lucky enough to end up with a dependable landlord, do your part to show your appreciation. You might be the reason they make a living. But, they sacrifice an awful lot to make sure your residential needs are met.
